Casa da Ria – Guest Terms & Conditions
We are delighted to welcome you to Casa da Ria. This is not just a place to stay—it is a home, carefully shaped to offer rest, comfort, and the feeling of being truly looked after. These terms are designed to ensure your experience is smooth and enjoyable, while also helping us care for the house and its surroundings.
- Booking Confirmation & Payment
- Your reservation is confirmed once we receive a 50% non-refundable deposit and send you a written confirmation. This agreement applies to all members of your party.
- The remaining 50% is due no later than 60 days before check-in.
- If you’re booking within 60 days of your arrival date, full payment is required at the time of booking.
- If the balance is not received on time, the booking may be cancelled, and the deposit forfeited.
- Security Deposit
- A security deposit of €4,000 (or platform equivalent) is required to cover potential damage, missing items, or additional cleaning.
- This amount is due 30 days prior to check-in, together with the remaining balance, unless otherwise collected by the booking platform.
- The deposit is held via credit card pre-authorisation or bank transfer, depending on your booking channel.
- The deposit is refunded within 15 days of departure, provided the property has been left in good order. Any bank or platform charges are the responsibility of the guest.
- Cancellation Policy
- The 50% deposit is non-refundable.
- Cancellations within 60 days of check-in are non-refundable in full.
- No refunds will be issued for early departures, no-shows, or travel interruptions.
- We recommend securing travel insurance to cover unexpected changes to your plans.
- Guest Eligibility & Conduct
- We can only accept bookings from guests aged 24 or older.
- Casa da Ria is for up to 8 guests. Only those listed in the booking are allowed to stay overnight.
- External visitors, including family, must be approved in writing beforehand. If approved, a 30% nightly surcharge will apply, based on the agreed rate. Additional services required may incur a €500 charge.
- Events, parties, and third-party rentals are not permitted. Commercial activities, such as photo or video shoots, are not allowed without our written permission.
- Smoking or vaping is strictly prohibited indoors. Violations will result in the end of your stay and loss of any payments made.
- We ask that you respect the peaceful character of the area by observing quiet hours between 11:00 PM and 8:00 AM.
- Candles are not allowed inside the house.
- Arrival & Departure
- Check-in is from 17:00.
- Check-out is by 10:00.
- Early check-in or late check-out may be possible with prior arrangement, subject to availability.
- Before you leave, a brief check-out inspection will be scheduled, and any pending charges should be settled.
- Using the House with Care
- Casa da Ria is a private holiday home, and we ask that it be used with care and consideration.
- Please do not move furniture between rooms.
- Towels provided for indoor use should not be taken to the beach.
- When leaving the house, please close all windows and doors and switch off lights, air conditioning, and appliances.
- Any damage or issue should be reported to us within 24 hours of its occurrence.
- We may occasionally need access to the house or garden for maintenance. This will always be arranged with notice.
- Swimming Pool & Garden
- The pool is available at all hours. It is cleaned and filtered overnight. The maintenance team requires access for regular upkeep.
- Kindly shower before using the pool to remove sunscreen and skincare products.
- Children must be supervised at all times while using the pool or garden areas.
- Amenities & Services Included
Casa da Ria includes the following services to ensure your stay is as relaxed and effortless as possible:
- Utilities: electricity, air conditioning, heating, water, and high-speed Wi-Fi
• Pool cleaning (3x weekly) and garden maintenance (1x weekly)
• Bed linen, bath and pool towels with mid-week changes
• Final cleaning after check-out
• Daily housekeeping (6 days per week, up to 40 hours total)
• Welcome essentials to help you settle in
• Curated welcome hamper with regional wines and artisanal cheeses
• Aesop toiletries in all bathrooms
• Basic cleaning items: hand soap, toilet paper, kitchen roll, washing-up liquid, detergent, dishwasher tablets
• Two cots and two highchairs available on request
- Optional & Extended Services
- Daily breakfast: €25 per person/day (advance request required; paid locally)
- Longer stays may benefit from a reduced rate (excluding high season; maximum 20% discount)
- Our concierge team is available to help with restaurant recommendations, in-villa services, and bespoke experiences.
- Parking
- The property has space for up to four vehicles. Please ensure access to neighbouring properties is never blocked.
- Liability
- We cannot accept responsibility for any loss or damage to your personal belongings.
- We are not liable for service interruptions (electricity, water, internet, etc.) or the temporary malfunction of appliances.
- Complaints
- Should you encounter any issue during your stay, please contact us immediately so we can address it. Issues raised only after departure cannot be considered.
- Legal & Governing Law
- This agreement is governed by Portuguese law. In the event of dispute, the courts of Faro, Portugal will have jurisdiction.
- These terms may be updated from time to time without prior notice.
Casa da Ria is a home designed for rest, connection, and quiet appreciation. We kindly ask that you care for it as you would your own, helping preserve its warmth and simplicity for future guests to enjoy with the same ease and comfort.
